Friendliness of staff, beautifully designed rooms & lobby, central location, close to water bus station.
Breakfast service staff seemed to be a bit in a hurry to remove plates.

Excellent location, great & helpful staff with happy smile. Service is great. 5 min walk to the middle of Venice , will def coming back . Highly recommended.
